US Government Seeks to Lease Office Space Within Portsmouth, Newington, North Hampton, Greenland, Rye or Parts of Stratham or Newmarket, NH

The United States Government currently occupies office space in a building under a lease in New Hampshire that will be expiring. The government is seeking to lease approximately 3,344 contiguous rentable square feet with approximately 3,040 ANSI/BOMA useable square feet of office space. The lease term requirement is for ten (10) years, five (5) firm. Must have parking for fifteen (15) Government vehicles. Building must have sufficient public parking for sixteen (16) employees within a quarter mile of the building . Secured-type parking for the Government Owned Vehicles (GOVs) may be required. (Enclosure with 8 foot high chain link fence and automatic key card access gate.) The space must be available for occupancy no later than October, 2016. The space must be capable of meeting the agency's security requirements. Space shall be located within a prime commercial district within P ortsmouth, Newington , North Hampton , Greenland , Rye or p art s of Stratham or Newmarket , NH, with attractive and prestigious professional surroundings with a prevalence of modern design and or tasteful rehabilitation in modern use. The delineated area is East: Begin at Piscataqua River and Route 1 Bypass Bridge/State Line - South on Route 1 to IA east to Atlantic Ocean. Follow IA south to Route 101. South: Route 101 to Route 108, north West: Route 108 north to Route 4 North: Route 4 to Route I 6, south to Woodbury A venue to Market Street to Route 1 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain . Expressions of Interest must be submitted in writing no later than November 3, 2015, and include the following information: 1) Building name and address, and location of space in building 2) Legal description of the property 3) Drawing of space offered 4) ANSI/BOMA defined office area square feet 5) Rentable square feet offered and fully serviced Rental rate per square foot 6) Percentage of common area factor used to determine the rentable square feet 7) Number of parking spaces available on the premises 8) Name, address, telephone number and email address of individual to be contacted. Submissions by other than the owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
