The United States Government is seeking interested Developers or Development Teams for a Lease Construct project in Birmingham, AL, for the Social Security Administration. The project will be developed on a pre-selected site of approximately 11 acres, which will be acquired by the Developer through an assignable site purchase option, and will accommodate the following: A required minimum setback of 50 feet from the right-of-way on all sides of the building; a building containing up to 587,528 rentable square feet of space with a maximum efficiency factor of 1.12 percent; a parking deck containing 1,715 inside parking spaces, two separate means of direct vehicular ingress/egress from the site to a through street(s); pedestrian access into the building from street/sidewalk, and other site development as required by code, including handicapped parking. The site is bounded and described as follows: NORTH BY: 12th Street; EAST BY: 9th Avenue North; SOUTH BY: 14th Street (Part of 13th St would close); WEST BY: 8th Avenue North.
