Interior columns must be a minimum of 20’ apart. Space must not exceed a W/L ratio of 2:3. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall be located on the ground floor, shall be contiguous and on one level without being split by a public corridor or firewalls. If ground floor space is not available, contiguous upper floor space may be an acceptable alternative if approved by the GSA LCO. Elevator service must consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator.) Public transportation service must be regularly scheduled during the entire workday and within 600 feet (or 2 blocks, whichever is less) from the building entrance. Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Authorization to Submit / Representation Letter from the building owner. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government reserved parking. 8. Energy efficiency and renewable energy features existing within the building. 9. List of building services provided.
