U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Maryland City: Frederick Delineated Area: North – Christopher’s Crossing East – Monocacy Boulevard to Progress Drive to Gas House Pike to Monocacy Boulevard South – Route 70 West – Kemp Lane/ Bowers Road to Route 40 to Route 70 Minimum Sq. Ft. (ABOA): 24,078 Maximum Sq. Ft. (ABOA): 24,078 Space Type: Office Parking Spaces (Total): 87 Parking Spaces (Reserved and Secured): 87 Surface Full Term: 10 years Firm Term: 2 years Additional Requirements: Subleases will not be considered. Space adaptable to efficient layout and workflow. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Frederick, MD, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options.
