The U.S. Government is seeking to lease 5,000-6,922 ANSI/BOMA Office Area square feet and an additional 800 ANSI/BOMA Office Area square feet of contiguous storage space in Los Angeles, CA. One large contiguous space is strongly preferred. The space must be located within a one (1) mile (North, South, East and West) radius of the Los Angeles Civic Center and near convenient freeway access. The location must not be in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation/storage facilities". Examples of hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. The space should not be located in the 100 year flood plain. The space must meet a minimum height requirement of 9 feet and solid perimeter walls. The space must be easily accessible to a loading dock. If not on the ground floor, the space must be served by a freight elevator capable of accommodating at least a table top sized 12' x 4' x 1'. It should be accessible via double doors (a rollup garage door is desirable). Level changes between the space and the loading dock or elevator, must be accommodated with ramps and corridors capable of accommodating furniture dollies, panel carts, and pallet jacks. Tenant's access to the space must be provided, at a minimum between the hours of 6 AM to 10 PM, seven (7) days a week. A hard surface floor material and solid perimeter walls are preferred. Technical requirements: A humidity and temperature controlled environment is required. The space must be free of rodent or termite problems, as well as leaks from the roof or plumbing systems. Minimum or 4 120 volt electrical outlets are required. The space should be fully secured including from other tenant spaces. Common facilities required: Common tenant toilets and drinking fountains. The requested space will serve as a storage space for fine woods and upholstered furniture. Lease term is 10 years with 5 years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
