UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN LOS ANGELES, CALIFORNIA PROJECT NO. 9CA2570 The United States Government seeks to lease office space in Los Angeles, California. The space offered must consist of approximately 27,544 rentable square feet and should yield a minimum of 23,591 ANSI/BOMA usable square feet. The Government will require three (3) inside/structured parking spaces. In addition, a minimum of twenty-eight (28) public parking spaces should be commercially available on-site or within a ¼ walkable mile of the space offered. Satisfactory public transportation (bus and/or light rail) and moderately priced eating establishments must be available within a walkable ½ mile of the space offered. Offered space must not be storefront ground floor retail style but should be typical office building space with access from interior common area lobby and/or corridor. Space located on the second floor or above is preferred. The offered space may not be co-located on the same floor with other local, state or federal law enforcement agencies. The proposed space must be located within the following delineated area: North: West 3rd Street South: West 9th Street East: South Olive Street West: I-10 Freeway The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than August 10, 2011. Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government's requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ABAAS (previously ADA) standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Offered space must be contiguous.
