Bannister Rd, Kansas City MO 64131 REQUIREMENT: The U.S. Government is seeking to lease approximately 5,971 rentable square feet yielding 5,192 ANSI/BOMA office area square feet of contiguous office, in Iowa City, IA Requested space must be fully-serviced and in a building that can be customized to meet the Government?s needs and security requirements. The building must meet Federal Government standards for fire and seismic safety, must be ADA compliant and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by December 13, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. The office space must be contiguous and located on the ground floor. Structural support columns shall be at least 20 feet, center to center from any interior wall and from each other, and be no more than two-feet square There must be a minimum of 22 employee/customer parking spaces within a 2-block radius from offered space, at reasonable commercial rates. On-site parking is preferred. Restricted or metered parking of one hour or less does not meet the parking requirement. Handicap parking shall be 1/2 block from accessible entrance. Locations within 2-blocks of the current bus line (including limited service lines), if applicable, will be considered most advantageous to the Government. Both existing space and new construction will be considered. However, if new construction is being proposed then the new site must allow for a minimum 20 foot setback from any public access area.
