X -- The U.S. Government is seeking to lease no more than 18,263 Rentable Square Feet to yield approximately 15,881 ANSI/BOMA area square feet of contiguous office and related space in Spokane, WA

REQUIREMENT: The U.S. Government seeks to lease a maximum of 18,263 Rentable Square Feet to yield at least 15,881 ANSI/BOMA area square feet of Class A office space, with minimum 100 lb. floor load, for use by tenant for personnel, furnishings, and equipment. Additionally, secure structured and/or surface parking must be provided for 23 fleet vehicles. Space must provide adequate setback, ideally 20 feet. If located in a high-rise building, offered premises must be located above the ground floor level. This procurement seeks to collocate three agencies. To assure optimal efficiency of operations a contiguous block of space is being sought, either on a single floorplate or vertically. Buildings offered must be of a type generally recognized as contemporary and having fully adequate means of ingress and egress; must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, NFPA fire protection and life safety standards, and ASCE/SEI seismic standards; and must be altered to meet the tenant agency's unique specifications and be fully-serviced. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. For security reasons, custodial service will be required during normal hours of operation Monday through Friday between the hours of 9 AM and 5 PM. Space offered must have potential for efficient layout and be ready for occupancy by February 1, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. LEASE TERM: Lease term is ten (10) years firm. Two priced five (5) year renewal options will be requested as part of the solicitation. LOCATION: To facilitate convenient interaction with other agencies, the area of consideration is Spokane's Central Business District, specifically bounded as follows: Beginning at the intersection of centerlines of Division Street and US I-90, north to centerline of Boone Avenue, west to centerline of Monroe Street, south to centerline of Main Avenue, west to centerline of Cedar Street, south to centerline of Wilson Avenue, west to centerline of Maple Street on-ramp, southeast to centerline of Riverside Avenue, westerly to centerline of Maple Street, south to centerline of US I-90, then east to point of beginning nexus.
