The Government is seeking expressions of interest to enter into a lease for space meeting the following requirements: City, State: St. Louis , MO Delineated Area: Central Business District of St. Louis, MO Minimum Sq. Ft. (ABOA): 19,116 Maximum Sq. Ft. (ABOA): 21,028 Space Type: Office and Related Space Parking Spaces (Total): 2 Structured Parking Spaces Parking Spaces (Surface): 0 Parking Spaces (Structured): 2 Parking Spaces (Reserved): 0 Full Term: 10 (ten) Years Firm Term: 5 (five) Years Option Term: N/A Additional Requirements: § Existing space ONLY. § Space above ground floor/street level (2nd floor or above) is preferred and shall be contiguous on one floor with no separating corridors. § If above 2nd floor space is offered, 2 separate elevators are required. § Support columns in open office area shall be no closer than 20 feet center to center, or from a wall, and no more than 2 feet square § Truss construction or other column free construction is preferable. § Space shall be convenient, visible, and accessible to the visiting public. § Public handicap parking shall be available onsite or in close proximity to the building. § Exterior and interior signage must be permitted onsite. § Building shall be suitable for install of Category 6 cabling. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers.
