U. S. Government Seeks Expressions of Interest to Lease Office Space in Muskogee, OK

U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Muskogee Delineated Area: Central Business District of Muskogee, Oklahoma Minimum Sq. Ft. (ABOA): 65,376 Maximum Sq. Ft. (ABOA): 65,376 Space Type: Office Parking Spaces (Total): 1 Parking Spaces (Surface): 1 reserved for government vehicle Parking Spaces (Surface): 200 non-reserved within walkable ¼ mile distance to property. Full Term: 12 Firm Term: 5 Additional Requirements: Contiguous space is required. Government shall have access to the space 24/7/365 Agency cannot be located near businesses determined as unacceptable by Agency. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions. Also include the following: · Building name and address and location of the available space within the building; and · Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and · Date of space availability; and · Building ownership information; and · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and · Energy efficiency and renewable energy features existing within the building; and · List of building services provided. The U.S. Government currently occupies office and related space in a building under lease in Muskogee, OK, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
